Check the date and geographic scope
Use the latest available PUB information and retain its publication date. A published flood-prone location describes the scope stated by the source. It does not provide a calculated annual flood probability for an individual apartment, and an older list should remain clearly historical.
Inspect access as well as the home
Consider the entrance, basement or car park, surrounding roads and the journeys you need to make. A high-floor home can still depend on shared access and infrastructure. Ask the relevant owner or management body for records of incidents and remedial work, with dates and supporting evidence.
Do not turn missing data into reassurance
No matching published record in our current coverage does not establish that a property has no flood exposure. Conversely, geographic proximity to a listed location does not prove the home itself has flooded. Keep those two statements separate when comparing alternatives.
Follow official updates
